Re: Water coming out of overflow on boiler. Good idea on having a professional check it over. As for temp settings if it's a hot water heating boiler it should run about 160F startup and 180F stop. The limit should be set to do a shutdown at 200F. 10-15 PSI operating pressure is normal on a residential or light commercial hot water heating
The same effect is seen from cars on cold mornings, once the exhaust pipe is hot and the car moving, you see little or no cloud. There should be a "condensate" pipe, this releases water that has condensed inside the unit, again, this is to give up heat that would just be lost into the air. This is acidic water, and needs to be drained away.

The domestic water heating would be a condensing tankless style from the plumber as in a Navien or Rinnai. Of course two gas appliances require two venting assemblies. Ideally, I would love to couple both appliances into a common vent/combustion air with only one roof-sidewall penetration.
